Verdion completes latest big box unit at iPort, Doncaster
Offering a total of 174,380 sq ft, the new unit – iP2f – includes 169,317 sq m of Grade A logistics space and high-quality office and amenity areas. Its energy efficient design has now achieved BREEAM Very Good and an EPC A rating.
It is the first of four speculative buildings being delivered at iPort over the next eight months, a total of 680,000 sq ft of new warehousing for the undersupplied Yorkshire & Humber region. Two further units of 130,500 sq ft and 116,000 sq ft will be completed in May and June. A fourth unit of 260,000 sq ft next to the site’s international rail freight terminal will complete in August 2022.
iPort’s remaining 1.7 million sq ft includes capacity for specialist buildings of up to 800,000 sq ft alongside its programme of speculative development.

Thanks to a robust supply chain and development-ready site construction continues to run smoothly, and with occupier demand remaining high we are expecting stiff competition for all four units.”
iPort is the UK’s most advanced multimodal logistics hub, with capacity for a total of 6 million sq ft of 24/7 of logistics and light industrial accommodation close to Junction 3 of the M18. Current occupiers include Amazon, Ceva, Fellowes, the Woodland Group, Lidl, Maritime Transport, Dusk and Kingsbury Press.
Its rail international freight terminal, iPort Rail, is increasingly being used by businesses on-site and across the region looking to cut carbon across their supply chains, with daily services to/from Southampton, Felixstowe, Teesport and Immingham and more routes across the UK planned. The facility includes a customs area allowing businesses to clear customs in South Yorkshire and move goods through the Channel Tunnel by rail in both directions, avoiding UK road and sea port disruption.
